The main challenge with flat and low-slope roofs is that they’re made to withstand water, ice, and snow even when conditions are at their worst. And, commercial roofing systems are composed of special materials that resist moisture intrusion. While standard sloped roofs typically have shingles that overlap, allowing water to flow over them, a flat roof is a continuous surface capable of retaining standing water until it channels off or evaporates.

TPO Roofing

TPO has gained popularity in commercial roofing. Thermoplastic Polyolefin (TPO) materials are ideal for flat roofs. TPO is moisture resistant and contains natural reflective properties to deflect ultraviolet rays of the Sun, which can cause roofing to dry-out and crack over time. TPO tends to conserve energy better within a building, as well.

Categorized as a single-ply membrane, TPO is composed of synthetic materials and fabric reinforcements for extra strength and durability.

EPDM Single-Ply Roofing

The most common type used for residential flat roofing is EPDM (ethylene propylene diene monomer), a synthetic rubber sheet material. An EPDM consists of a layer of insulation board underneath a membrane of EPDM rubber. The membrane can be laid down without adhesive but instead covered with stones or masonry pavers that promote evaporation. The membrane can also be fastened or glued to the insulation layer.

Torch-Down Roofing

Torch-down roofing consists of modified asphalt and resin which are melted together using a torch to form a thick waterproof layer, ideal for both commercial and residential use.

Torch-down roofing tends to last from 15-20 years, and is extremely durable. It also requires very little maintenance.

Modified Bitumen Roofing

Modified bitumen roofing (MBR) is a flexible coating, similar to asphalt shingles. It comes in rolled sheets. The sheets are rolled onto the roof atop a base sheet membrane.

Modified roofing is often self-adhesive for peel-and-stick installation.  It’s also lightweight and performs well in colder weather. Modified bitumen roofing tends to last from 10-20 years.
